the needs of every person seeking a property
inspection. For example, a seller typically has an
entirely different set of needs and goals than a
buyer, and an investor who’s planning on gutting
and renovating a home and then selling it or renting
it has an entirely different set of needs and goals
than someone buying a home to live in. Therefore,
I offer different services to meet differing needs
and goals, something that 95% of inspectors across the nation don't offer, all at different prices while providing
different types of information. Some are very
specialized and are not recommended for the
general buying or selling public. Virtually anyone
can find the right inspection that meets their needs

*Basic-This inspection's primary focus is on major defects. This level of inspection does not include "minor defect" items and "cosmetic" items. Some examples of "minor" or "cosmetic" defects include loose door hardware, damage to drywall caused by impact and damaged window screens. Generally, these type defects are not difficult or expensive to resolve. However, if you would like these type defects included in the report you want at least my Standard inspection. The Basic inspection is best for clients needing just the basic, major defects such as investors who will be gutting and renovating the home. Price shoppers also order this type of inspection. This inspection is not recommended for first time homebuyers or for clients buying a newly constructed home.
*Standard-This inspection includes major defects, minor defects, a home orientation and common maintenance and safety tips. This is my most popular inspection and is great for first time homebuyers.
*Premium-This inspection includes everything in the Standard inspection but also includes cosmetic defects and a re-inspection of the seller's repairs to make sure they were done properly. It also includes recall and safety concern research on appliances and equipment.
*Warranty-I've worked for many years inspecting warranty claims for builders throughout Western Washington. Your home must still be within the warranty period defined by your builder to purchase this inspection. This inspection focuses on finding warrantable claims that are your builder's responsibility to resolve. Most clients interested in this inspection are at the 11th month of their warranty and want to be sure that they aren't going to be stuck with a defect that is the builder's responsibility to resolve.
*Pest only-This inspection is only to determine if there are any of the following wood destroying organisms actively or inactively present: wood rot (sometimes called "dry rot"), carpenter ants, termites, moisture ants, powder post beetles, etc. This report will also include conducive conditions for wood destroying organisms.
